From January 2009, virtually every commercial property being put on the market, either for sale or to let, will require an EPC (Energy Performance Certificate). This is a legal obligation, and the Certificate must be available for inspection when details of the property are requested by a prospective tenant or purchaser, or when the property is viewed. It is the obligation of the person letting or selling to provide the EPC, and failure to do so can result in a substantial fine being incurred (up to £5000.00).
